Water Behind Your Stucco

Stucco is a shell. It sheds most of the rain that hits it, and the small amount that gets through is supposed to drain back out at the bottom of the wall. When water finds a way in and no way back out, it stops being a stucco problem. It becomes a wood problem — the sheathing and the framing your house is actually built from.

Nothing about this is an emergency in the sense of a burst pipe. It is slow. That is what makes it expensive: by the time a stain shows on the outside of a wall, the water has usually been arriving for a while.

Where it gets in

Water does not come through the middle of a wall.

A field of sound stucco sheds rain the way it is meant to. Water gets in at the edges — wherever the wall is interrupted, penetrated, or handed off to another material. There are only so many of those places, and after twenty‑five years they are the first ones we look at.

  • Window and door corners

    An opening is a hole cut in the framing, and the wall moves most around it. That movement concentrates at the corners, which is why a crack there so often runs diagonally away from the corner rather than straight up. Behind that crack sits the flashing and the sealant at the opening, and if either has let go, every rain that hits that wall has a path in.

  • Failed sealant joints at penetrations

    Hose bibs, exterior outlets, light fixtures, dryer vents, air conditioning line sets, handrail brackets, anywhere a pipe or a wire comes through. Each one is a hole in the wall that sealant is holding closed. Sealant is a wear item — it hardens, shrinks and eventually pulls away from one side of the joint, usually the side you cannot see from the ground.

  • A missing kick‑out flashing

    Where a roof runs down and dies into a wall, a small piece of metal at the bottom of that line is supposed to kick the runoff out into the gutter. It is called a kick‑out flashing, it is the size of your hand, and it is left off constantly. Without it, everything the roof collects pours down behind the stucco at one spot, every time it rains. This is the single most destructive detail on the list, because the water is concentrated instead of scattered.

  • A weep screed that has been buried

    The perforated metal strip at the bottom of a stucco wall is not trim. It is the drain — the exit that lets water that gets behind the stucco run back out. The code asks for it to sit clear of the ground, roughly four inches above soil and two inches above a paved surface. Once mulch, regraded dirt or a raised flower bed covers it, the wall has no way to drain and starts wicking ground moisture upward instead.

  • Roof and gutter overflow

    A gutter packed with pine needles, a downspout that ends at the foundation, a valley that dumps onto one section of wall. The stucco is not failing in these cases — it is being asked to take far more water than a wall is designed for, over and over, in the same place. Walls lose that argument eventually.

  • Deck ledgers and anything bolted through

    A deck ledger, an awning, a porch roof, a satellite mount. Every fastener is a hole through the barrier, and a ledger board bolted flat to a wall makes a shelf that holds water against it. Flashed correctly, that is fine for decades. Unflashed, it is a slow leak with a deck attached to it.

What it does once it is in

The damage is behind the stucco, not in it.

Stucco itself does not rot. Everything it is fastened to does. In the order it usually goes:

The sheathing saturates, then goes soft

Behind the lath and the water‑resistive barrier is a layer of OSB or plywood. It absorbs and it holds. OSB swells at the edges, loses its bond and turns dark and spongy. Once a panel is soft it will not hold a fastener, and stucco fixed to a panel that will not hold a fastener starts to sound hollow.

Then the framing behind it

Studs, headers, the rim joist at the floor line, and the sill plate at the bottom of the wall. The sill plate sits lowest and stays wettest, so it is often the worst of it. This is the point where a repair stops being a stucco job and starts involving carpentry.

Growth follows the moisture

Wet wood and paper facing in a dark cavity are what microbial growth — what most people call mold — needs. It is usually smelled inside the house before anything is visible outside, and it is the reason a wall that looks only slightly stained can still be worth opening.

The stain travels before it shows

Water runs down and sideways along the framing and the barrier before it finds a place to show itself. The stain on your wall or ceiling is frequently several feet from where the water is actually getting in. That is why chasing the stain is the wrong way to find the leak, and why we look for the detail that failed instead.

Why it is worse down here

Every wall gets wet. Ours do not get to dry.

A wall taking on some water is normal and it is designed for. What decides whether it matters is how fast the wall gives that water back up. In Alabama, Mississippi, Tennessee and Louisiana, it mostly does not. The air outside is warm and already full of moisture for most of the year, so a wall that gets wet in June has nothing dry to release into.

The air conditioning running inside makes it worse rather than better. Cool, dry air on the inside face pulls moisture inward through the wall. If the outside face has been coated with something that will not let vapor pass, that moisture arrives at the back of the stucco and stops. It cannot go out and it cannot come in. It sits in the wood.

The technical version is that the wall’s wetting rate exceeds its drying rate, and that the vapor drive in a cooled building runs inward. The practical version is simpler: the same failed piece of flashing that would leave a slow stain in a dry state produces rot here, and it does it in years rather than decades.

This is also why we do not answer a wet wall by sealing it shut. A coating that stops water getting in but also stops vapor getting out traps whatever is already in there. When a wall needs recoating we use an elastomeric acrylic coating — it stays flexible, bridges hairline cracks instead of splitting over them, sheds water, and still lets the wall dry outward.

The self‑check

What to look for before you call anybody.

You can do this yourself in ten minutes, in daylight, with nothing but your hand. Walk the outside of the house and then the inside of the same wall.

  • A stain that comes back after rain. It dries and fades, then reappears in the same place after the next hard one. A stain that keeps returning is being fed.
  • Stucco that feels soft or spongy. Press on it with the heel of your hand. Sound stucco does not give at all.
  • A hollow sound in one area. Knock across the wall. If most of it thuds solid and one patch rings hollow, the stucco there has separated from what is behind it — delamination.
  • Paint or coating bubbling in a patch. Blistering, bubbling or peeling confined to one area, rather than weathering evenly across the whole elevation, means moisture is pushing out from behind at that spot.
  • A musty smell inside on that wall. Strongest in a closet, a corner, or low down near the baseboard. Your nose finds this well before your eyes do.
  • A crack that keeps reopening in the same line. Especially one that has already been filled once. A crack that returns is a symptom of something still moving or still getting wet.
  • Wood trim that has gone soft. Window sills, door jambs, fascia or trim boards near the wall. If a screwdriver goes in easily where it should not, the water has already reached wood.
  • White chalky residue on the surface. That is efflorescence — salt left behind as water moves through the wall and evaporates off the face. It is direct evidence that water has been traveling inside the assembly.
  • Softness on the inside. Baseboard, drywall or flooring giving way at the bottom of the same wall, on the interior.

One of these on its own may be nothing much. Two or three of them together, in the same area of the same wall, usually means water is in there. If you are not sure whether what you have is traditional stucco or a synthetic system — and it changes the repair completely — there is a simple way to tell.

The repair

Opened, corrected, and rebuilt in that order.

There is no version of this that is only surface work. A water‑damaged wall gets opened, the cause gets corrected, and then it gets built back — and the middle step is the one that decides whether it holds.

How long each step takes and how far it runs depends entirely on what is behind the stucco, which is the honest answer and the one you should be given.

Work out how far it goes

The wall gets sounded — tapped across the whole area to find where it changes from solid to hollow — and the suspect section probed. That gives us the rough boundary of the damage before anything comes off.

Open it back to sound material

Finish, lath and barrier come off past the damage, out to material that is dry and solid, and back to framing the new work can land on. Stopping at the edge of the visible stain leaves wet wood buried in the wall.

Replace what is gone

New sheathing where the old panel has lost its strength, and framing repairs where a stud, plate or header has gone soft. Nothing new gets built over rotted wood.

Correct the reason it happened

The flashing that was missing gets installed. The barrier gets lapped so it sheds like shingles, each layer over the one below. Sealant joints at penetrations are redone and color‑matched. If a weep screed was buried, the grade or the bed comes down off it. Skip this step and the rest is temporary.

Re‑lath and rebuild the coats

Barrier, lath, then the coats built up in the right order and given time between them, with the drainage at the base of the wall put back the way it should be.

Match the finish

Texture and color matched on the wall to what is already there — sand, dash, lace, knockdown, skip trowel or smooth — so the repair does not read as a patch from the street.

Nobody can tell you the full extent from outside a closed wall. Not from a photograph, not from a walk around the yard, and not from a number written on a truck hood. What shows on the surface is generally smaller than what is behind it, sometimes a great deal smaller. We will tell you what we can see, what we expect to find, and where the uncertainty sits — and we will tell you again once the wall is open and it can actually be looked at. Anyone quoting a firm scope for a wall they have not opened is guessing.

The one that costs people the most

Fixing the finish without fixing the source.

This is the most common reason we get called in behind somebody else. The crack was filled, the stain was covered, the wall was recoated, and it looked right for a season. Nothing was done about the flashing that was never there, or the joint that had pulled loose, or the flower bed sitting on top of the weep screed. So the water kept arriving on the same schedule it always had, into a wall that had just been sealed over.

The second repair is always bigger than the first one would have been, because the wood had another year. If a crack or a stain has already been repaired once and it has come back, treat that as information — it is telling you the cause is still there.
